1031 EXCHANGE PROPERTY OVERVIEW
Our, "Tenant in Common", real estate property and investment structure is becoming the favored way to own rental income property. For 1031 tax deferral exchangers it can meet the timetables and you will own your replacement property quickly.

Each property is jointly owned by the tenant in common investors. The properties are professionally managed and leased to provide the individual investor with annual NNN plus Debt Service rental income equal to 7%- 8% of the invested amount. This means that the investor actually receives, cash on cash, annual income of 7%- 8%.

The tenant in common structure means control remains with the investors not with "vested interest" general partners or others whose interests may not coincide with the interests of the investors.

Investors get the same full appreciation they are used to and, due to the typical 50% LTV, they end up owning two dollars of real estate for every one dollar invested. The appreciation will reflect that attractive leverage as will the tax deferral from the additional depreciation.

The typical mortgage is already in place, non recourse, and the payments are made directly from operating income before the 7 - 8% NNN plus Debt Service rental income paid to the investor.

Our investments have a standard due diligence period which allows the investor to secure a position subject to due diligence acceptable to the investor or to the investor’s professional advisors. Professional and Qualified Intermediary fees may qualify for reimbursement.

Tenant in Common interests are deeded real estate and enjoy full 1031 tax deferral status both upon investing and upon resale.

Tenant in Common allows investors access to larger, better, properties than might otherwise be available. Tenant in Common investment ownership also allows for portfolio diversification both geographically and by property type.
